Shelbyville, IL Shelbyville, IL Full-time Full-time From $15 an hour From $15 an hour We have an opportunity for a full-time Assistant Property Manager for our rural development apartment property located in South Central, Illinois specifically Shelbyville and Pana.
The property was family developed and is family owned and operated and has always enjoyed full occupancy, low turnover and the benefit of continual improvements.
Our Assistant Manager will report to our Property Manager located in Shelbyville and Pana, have a professional appearance, maintain a professional office environment and have responsibilities including:
Marketing and rental/leasing of one & two bedroom residences, while keeping unit turnover and vacancy within plan Processing of tenant applications and credit/background verifications along with responding to tenant inquiries Reviews all residents' leases and related forms and administer all legal rights of the property, including appearing in court, if necessary, for all eviction proceedings Maximize gross rent collections on a timely basis and minimize vacancy loss, delinquency and expenses Maintaining a clean, visually pleasing & secure property that shows as a desirable place to live Have a thorough knowledge of the area where the community is located, including schools, shopping, eateries, highway access, competitors, etc.
Routine inspections of all Units on six month intervals, at time of leasing and at lease expiration, plus continual inspections of Interior and Exterior Common Areas.
Daily Inspections of all areas are necessary to ensure our high level proactive maintenance standards.
Management and training of on-property staff; ensure standards and expectations are set and met using applicable procedures, manuals and guidelines Hiring and Terminating Team Members per applicable corporate, state and federal policies.
Ensure maintenance requests are handled on a prompt, one-call basis, whenever possible, and residents are notified of progress if repair is not completed.
Review work orders daily and visually inspect the work to ensure it was rectified.
Management of vendors and contractors Ensure Annual Fire Inspection Systems, Village Ordinances, and other Federal or State Licenses are kept current and maintain positive relations with these entities Review, comment, and submit to central accounting vendor invoices, while endeavoring to keep expenses within the budget plan Establish an annual budget for the housing community with the Senior Property Manager and CFO Updating of leasing software with tenant leases and preparation of tenant billings Timely and organized filing to maintain record keeping of tenant and office files Assist in other projects as needed Qualified candidates should possess:
Strong people skills based on integrity, empathy and good business judgement Computer skills (including Microsoft Word, Outlook and Excel) Multitasking abilities, patience and reliability Self-starter skills and innovative thinking Good written and verbal communication skills to work with staff, prospective and existing residents, and with ownership Good organizational, problem-solving and analytical skills:
able to manage priorities and work flow; good understanding of the importance of financial responsibilities in the operation of property Valid Driver's License Insured Vehicle We offer a compensation plan that will coincide with experience.
We prefer, but not require, on-site residence when applicable.
